Q: ARE THERE DOCUMENTS YOU CANNOT NOTARIZE?
A: Yes, By law, there are certain documents we cannot handle. For example:
Loan Signings, loan packages, or mortgage closings. (These require a Maryland TIPIC - Title Insurance Producer Independent Contractor license.)
Unsigned or incomplete documents (All fields must be filled in before notarization)
Certified Copies of public or vital records. (Such as birth, marriage, or death certificates; these must be obtained from the issuing agency.)
Documents with no notarial certificate or blank spaces (The signer must indicate the type of notarization;, otherwise we can attach a standard notarial certificate.)
Wills of remotely located principals (Maryland law prohibits notarizing a will if the signer is not physically present.)
Q: DO YOU OFFER ONLIINE NOTARIZATIONS?
A: Yes! We offer Remote Online Notarization (RON). Available to signers anywhere in the United States. We use a Maryland state authorized secure platform that works on your smartphone, tablet or computer.
As part of the process, you'll complete a quick identity check called Knowledge-Based Authentication (KBA). The system will ask you a few multiple-choice questions based on your personal and public records (Such as past addresses or vehicles you'ved owned.) You'll have a limited time to answer and once you pass we can continue with your notarization securely.

Q: DO YOU PROVIDE WITNESSES FOR NOTARIZATIONS?
A: Yes, If your document(s) require witnesses and you do not have someone available, Utsey Notary Services can provide witness(es) by request. (Witnesses must be impartial. Meaning they cannot be related to you, have financial interest in the document itself. We'll ensure witnesses meet all requirements so your notarization remains valid.)
Please Note: Witness services may require advance scheduling and coordination.
Q: CAN YOU NOTARIZE MILITARY OR GOVERNMENT OATHS?
A: Yes, We are authorized under Maryland law to administer and notarize oaths and affirmations. Our services are limited to the notarial act itself. We do not represent, process, or certify military or government appointments or documents.
